Florida’s real estate market in late 2025 looks like this:
single-family homes are basically flat on price, condos are softer, and inventory is telling two different stories.

Florida REALTORS reported the statewide median for existing single-family homes at $410,000 in November 2025 (-0.2% YoY), while condo/townhouse median was $299,320 (-3.8% YoY).
Supply is the key: single-family inventory sits around 4.9 months (still “tight-ish”), but condos are at ~9.4 months (hello, buyers’ market vibes). That imbalance explains why sellers with single-family listings can still act a little smug, while many condo sellers are learning humility and the concept of “price reductions.”

What’s driving behavior: rates eased but didn’t “save” affordability, so demand is improving only in patches. Freddie Mac’s weekly survey had the 30-year fixed mortgage around 6.21% as of Dec 18, 2025, down from last year but still high enough to make monthly payments feel like a gym membership you never use—expensive and guilt-inducing.

At the metro level, South Florida shows the “selective strength” pattern: Miami single-family median sale price $671,250 (+3.3% YoY) with inventory up and months’ supply ~6.5 (more choice, longer timelines).

Meanwhile broader national price growth is cooling and some Florida metros (including Miami/St. Pete) are cited among areas with the biggest slowdowns, which fits the theme: Florida isn’t crashing—it's normalizing after the sugar-rush years.
