Buyers have in their head they need to offer at least 20K+ in order to be considered. If youre already listed at max, buyers will price themselves right out and not even look at the house, keeping traffic down.
This is opposite of the goal. β
Its waayyyy harder to come back from an overpriced house with price reductions than it is to price at fair market value from the beginningβ¦.
When buyers start seeing price reductions, this opens the door for negotiating price, and you could wind up with even less than the reduced price! π₯Ί
