A home can’t simply be listed high and expected to sell because “the market is good.” Buyers have options now, and they’re paying attention to price, condition, location, and value.

🟢 BUYERS: GREEN LIGHT
You’re seeing more inventory, more room to negotiate, and in many cases, sellers willing to help with closing costs or rate buydowns. If you’re financially ready, there are opportunities to be had.

🟡 SELLERS: YELLOW LIGHT
Homes are still selling, but buyers have options. The homes that are priced right and marketed well are moving. The ones that aren’t? They’re sitting.

🚩 OVERPRICING: RED FLAG
Today’s buyers are informed. If your home hits the market overpriced, they’ll likely scroll right past it. Pricing strategically from day one can make all the difference.
