You do not need to buy your “forever home” first.

A lot of people in Central Iowa are sitting on the sidelines waiting for the perfect house, perfect timing, perfect rate, perfect everything… and that mindset keeps people stuck.

Buying a home can feel overwhelming when you're not sure where to begin. Start by working through these five questions before you do anything else. 🏡

1️⃣ What can I actually afford each month?Not just the purchase price. Factor in your mortgage, property taxes, insurance, and any HOA fees so you have a realistic picture of what comfortable looks like for your budget.

2️⃣ How much do I need saved before I start? Down payment and closing costs are two separate things and both matter. Know what's typically required in the Des Moines area so you're not caught off guard at the finish line.

3️⃣ Where in Central Iowa do I actually want to live? Commute, school district, proximity to family, weekend lifestyle. Your neighborhood shapes your daily life more than the house itself does.

4️⃣ What's my realistic timeline? Just browsing or ready to move in 90 days? Having a clear timeframe helps you and your agent focus on the right opportunities at the right time.

5️⃣ What do I need versus what do I want? Write it down before you start touring. Number of bedrooms, home office, yard size. Knowing your non-negotiables keeps your search focused when emotions start running the show.
