Here are 6 mistakes I’d help you avoid as a first-time buyer this fall:

1️⃣ Shopping before getting pre-approved
Before you fall in love with a house, know what you can comfortably afford and what financing looks like for you.
2️⃣ Only budgeting for the mortgage
Your monthly payment isn’t the whole picture. Taxes, insurance, HOA fees, utilities, maintenance, and closing costs all matter too.
3️⃣ Not comparing lenders
Rates, fees, and loan programs can vary. You don’t have to automatically go with the first lender you talk to. Need a recommendation? I’ve got you!
4️⃣ Focusing on the house and forgetting the location
You can change paint and flooring. You can’t move the house. Pay attention to your commute, nearby amenities, schools, traffic, and how the area fits your everyday life.
5️⃣ Underestimating what renovations actually cost
That fixer-upper might look like a deal until you start pricing out the projects. Know what you’re realistically willing to take on before you buy.
6️⃣ Thinking you need 20% down
You may not! Depending on the loan and your situation, there are options with much lower down payments, and you may qualify for assistance programs.

Sep 27 to Oct 3 is (historically) the best time for buyers to get a deal. Unfortunately, we've also got the highest rates in a year.

A newly released Realtor.com report says the housing market could be hitting a sweet spot for home shoppers, ushering in more inventory, lower list prices and less competition.

What summer looked like as a real estate agent… ☀️🏡
A little work, a little travel, a lot of time outside and some really good live music.

I took a Missouri trip with and yes, I ACTUALLY slept in a tent. 😂 We camped at Silver Mines Recreation Area in Mark Twain National Forest and spent the weekend exploring Taum Sauk Mountain, Mina Sauk Falls, Johnson’s Shut-Ins and Elephant Rocks State Park.

We also made a stop at Thee Abbey Kitchen (get the homemade chips!) and explored the old Arcadia Academy. If you love history or architecture, it’s definitely worth checking out.

And then there was Hinterland 2026. 🎶 Such an amazing experience. I spent Saturday listening to some incredible live music, including The Format with Iowa’s own Nate Ruess.
