Hello friends! As the market changes there are many opportunities that sellers can take advantage of this winter.

It’s pretty common that spring and summer take the cake when it comes to real estate buying/selling. But some of the reasons why people aim for those busy seasons are exactly the reasons why you shouldn’t wait!

👇🏼Here are 5 reasons to consider listing your home this winter…

1• LESS COMPETITION
Inventory is typically lower in the winter, especially in our current market. This means YOUR home has a better chance to stand out and sell with multiple offers vs in a saturated spring/summer market.

2• MOTIVATED BUYERS
Buyers looking in the winter are more than likely prepared to make an offer. Winter months are busy, so those who are prioritizing purchasing a home at this time are serious. Another food for thought - two of the biggest months for corporate relocation are January + February. These buyers are normally on a strict timeline and need to make a decision quickly. Worried about window shoppers? Let’s be real, who wants to be toodling around an open house or scheduling a showing for a home in the winter months (especially in IOWA) and not be serious about buying? This traffic generally will wait until spring/summer to do their peaking.

3• QUICKER SALE
Not what you were expecting? Well it’s TRUE! Homes tend to sell more quickly in the winter due to the low inventory making buyers more motivated to get the ball rolling and move into their new home.

4•POTENTIAL FOR HIGHER LIST PRICE
Statistics show that homes actually sell at a higher price in the winter. This is likely due to the previous reasons listed above. (Lower inventory and mortgage rates)

•2024 Housing Market•

Experts are confident that mortgage rates will lower, more homes will come into the market increasing inventory and home prices will increase at a more regular pace.

I think we can all agree the housing market has been a little intimidating this past year. Most people were hesitant to purchase a home with the interest rates being higher than many are comfortable with.

Prices of homes increased significantly making it difficult for the average buyer to purchase a home.

I think we can all agree that we are ready to see a change in the housing market. According to Mike Simonsen, a real estate analytic expert, we are expecting the change we’ve all been waiting for in this new year!

I’ve seen many homes and one thing I really love to focus on is the details/ functionality of those details.

•Kitchen sink by the window:
A popular place for sinks in the last 5 years has been the kitchen island. I love this because it allows the person in the kitchen to look out to the family room etc when they are doing dishes. However, I am beginning to LOVE the idea of the sink out of the island and near a window. This allows more room on the island for cooking/counter space and also is so charming (see 1st picture)

•Built ins on either side of the fireplace:
Having built ins allows you more space to personalize your home! Add all the family pictures, family heirlooms, plants etc. I feel that it makes a house feel like a home! However windows on either side of the fireplace allows for a brighter more airy look which is also so beautiful.

•Chandelier in family room:
My husband would disagree as he is one of those people that is always hot 😅. But the look of a chandelier in a family room feels so classy and cozy to me. And there are so many different styles!
