🏡MAY HOUSING STATS🏡
The Des Moines metro housing market continued to gain momentum in May, with rising inventory and steady sales signaling a healthy transition into the busy summer homebuying season, according to statistics from the Des Moines Area Association of REALTORS®.

"May's housing data reflects a market that continues to provide opportunities for both buyers and sellers," said Scott Steelman, president of the Des Moines Area Association of REALTORS®. "Inventory is expanding, giving buyers more choices, while sales activity and home prices remain strong. As we move into the summer months, these trends point to a balanced and active market across the metro."

An increase in active listings illustrated the strength of the incoming summer market with 4,130 active listings in May, a 4.7% increase from the 3,944 active listings of one year ago. Compared to April, active listings increased 5.7% from the 3,909 recorded at that time.

Closed sales remained steady in May with 1,435 transactions, a 2.3% increase from the 1,403 closed sales of one year ago. Month–over-month, closed sales jumped 16.3% from the 1,234 closed sales of April.

Pending sales continued subtle movement toward a busy summer market. The 1,481 pending sales represent a 2.3% increase over the 1,447 sales of May 2025. Monthly, pending sales slipped ever-so-slightly by 5.7% from the 1,571 pending transactions of the previous month.

Median sales price came to $306,000, a 2% increase from the $300,000 median sales price of one year ago. The metric saw a 3.7% increase from the $295,000 median sales price of April.

The 66 days on market in May represent an 8.2% increase from the 61 days recorded in May 2025, and a 7% decrease in days on market from one month ago.

Conventional financing accounted for 1,005 transactions, or 70% of all sales in May. Consumers paid cash for 204 transactions, or 14% of sales, while FHA loans were used in 117 transactions or 8.2% of sales.

The Des Moines metro housing market continued its steady spring climb in April, with gains in inventory, closed sales, and pending activity highlighting sustained buyer demand across the region, according to metrics recorded by the Des Moines Area Association of REALTORS®.

“April’s numbers reflect a healthy and active spring market across the metro,” said Scott Steelman, president of the Des Moines Area Association of REALTORS®. “Inventory continues to grow, sales activity remains strong, and pending transactions point to continued momentum heading into the early summer months. Buyers are seeing more options enter the market while sellers continue to benefit from steady demand.”

Active listings continued to show signs of spring in April with 3,909 properties listed, a 2.5% increase from the 3,813 active listings of April 2025. The metric once again saw a slight increase month-over-month, jumping 0.4% from the 3,892 listed properties in March.

Closed sales followed suit in April with 1,234 closings, a 6.4% increase from the 1,161 closed sales of one year prior. Month-over-month, the metric was wider, jumping 13.9% from the 1,083 closed sales of the prior month.

Pending sales continued to foreshadow a bustling spring market with 1,571 pending sales in April, an 8% increase from the 1,454 pending sales of April 2025. Monthly, pending sales remained stable, increasing slightly by 3.8% from the 1,514 pending sales of March.

Median sales price dropped ever so slightly to $295,000 in April, a 0.5% decrease from the $296,500 median sales price of April 2025. The metric decreased 6.3% from last month’s median sales price of $315,000.

The 71 days on market in April represent a 7.6% increase from the 66 days on market one year ago, and a 14.5% decrease from the 83 days on market of one month ago.

Conventional financing accounted for 846 transactions, or 68.6% of all sales in April. Consumers paid cash for 183 transactions, or 14.8% of sales, while FHA loans were used in 111 transactions, or 9% of sales.

The Des Moines metro housing market gained momentum in March, with notable increases in inventory, sales, and pending activity signaling a strong start to the spring homebuying season, according to housing metrics provided by the Des Moines Area Association of REALTORS®.

“March numbers show the Des Moines housing market hitting its spring stride,” said Scott Steelman, president of the Des Moines Area Association of REALTORS®. “We’re seeing meaningful growth in inventory and sales, along with strong pending activity that points to continued momentum in the months ahead. Coupled with rising home prices, these trends reflect a competitive and active market for both buyers and sellers.”

Active listings continued to bloom in March to 3,892 properties listed, a 11.6% increase from the 3,487 active listings of one year prior. The measurement saw a slight increase month-over-month, jumping 1% from the 3,487 listed properties of February.

Closed sales saw a wider gain both year-over-year and month-over-month. With 1,083 closed sales in March, the metric increased 11% from last March’s 975 closed sales, and 42% when compared to last month’s 763 closed sales.

Pending sales continue to provide an optimistic view of the later spring and early summer market in the metro. The 1,514 pending sales of March represent a 12.1% increase over the 1,351 pending sales of one year ago. Month-over-month the increase was wider, jumping 30.6% from the 1,159 pending sales of February.

Median sales price jumped to $315,000 in March, a 8.7% increase from the $289,900 median sales price of March 2025. The metric increased 7.9% from last month’s median sales price of $292,000.

The 83 days on market in March represent a 15.3% increase from the 72 days on market one year ago, and a 10.7% increase from the 75 days on market of one month ago.

Conventional financing accounted for 759 transactions, or 70% of all sales in March. Consumers paid cash for 152 transactions, or 14% of sales, while FHA loans were used in 89 transactions, or 8.2% of sales.
