On a home tour this weekend? Don't get distracted by the shiny kitchen and pretty light fixtures. Check these three things first. 🔍

1️⃣ Water stains and unusual smells 💧
Look up at the ceilings. Look under the sinks. Spend a minute in the basement. Water damage is the thing buyers miss most often and the thing that costs the most to fix later. If it smells musty, that's a clue worth paying attention to.
2️⃣ The windows and doors 🚪
Open them. Close them. Do they stick? Are there cracks around the frames? Foggy double panes? These details tell you a lot about the home's age, how it has settled, and what your future utility bills might look like.
3️⃣ What's outside the house 🌳
Walk the yard. Check the roofline, the gutters, the foundation, and the grading. Does water run toward the house or away from it? Take a look at the neighboring homes too. The house next door is part of your investment whether you think about it that way or not.

Bonus tip: take videos, not just photos. By tour four you will not remember which house had what. Trust me on this one.

Here's what buyers are actually getting in today's market:
💸 Rate buy downs: sellers paying to lower your rate for the first one to three years, or the life of the loan.
🏗️ Builder incentives: new construction across the Des Moines area is offering closing cost credits, upgrades, and rates in the 4s.
🔧 Closing cost credits: more cash staying in your pocket at the table.
🛋️ Price reductions: quietly happening on homes that have been sitting. The negotiating position is yours.
🏡 Seller-paid repairs and upgrades: things you would normally have to fight for are already on the table.

Here's the thing. When rates drop, these incentives tend to go away. And competition comes back fast. Buying now means less competition, more motivated sellers, and real money available that won't be there once everyone else decides it's time to move. You can refinance a rate. You can't renegotiate a price once you're in a bidding war.

Here are five things to have in place before you start touring. 🏡🔑

1️⃣ Get pre-approved, not just pre-qualified: There's a real difference between the two, and sellers and their agents know it immediately. Start with a full pre-approval so your offer carries weight from day one.

2️⃣ Know what you won't compromise on before you start looking: You're not going to find everything on your list. Decide now what actually matters and what you can live without. That clarity saves a lot of time and second-guessing mid-search.

3️⃣ Choose your agent before you fall in love with a house: Not after. Once emotions are involved it's harder to think clearly about representation. Find someone you trust first, then start the search together.

4️⃣ Be ready to move when something feels right: Well-priced homes in good Central Iowa neighborhoods are not sitting around. Have your financing ready and your decision-making process figured out so you're not scrambling when the right one shows up.

5️⃣ Never skip the inspection: No matter how competitive things get. This one is non-negotiable.

What a home costs each month can matter a lot more than the number on the listing. Rate, taxes, and insurance all factor in.

2️⃣ Location
You can change a lot about a home, but you can't change where it sits. Neighborhood, commute, and school district all follow you.

3️⃣ Condition of the home
A lower price doesn't always mean a better deal, especially if the home needs significant work right out of the gate.

4️⃣ Resale potential
It's worth thinking about how a home might perform for you later, not just how it feels on the day you tour it.
