On a home tour this weekend? Don't get distracted by the shiny kitchen and pretty light fixtures. Check these three things first. 🔍
1️⃣ Water stains and unusual smells 💧
Look up at the ceilings. Look under the sinks. Spend a minute in the basement. Water damage is the thing buyers miss most often and the thing that costs the most to fix later. If it smells musty, that's a clue worth paying attention to.
2️⃣ The windows and doors 🚪
Open them. Close them. Do they stick? Are there cracks around the frames? Foggy double panes? These details tell you a lot about the home's age, how it has settled, and what your future utility bills might look like.
3️⃣ What's outside the house 🌳
Walk the yard. Check the roofline, the gutters, the foundation, and the grading. Does water run toward the house or away from it? Take a look at the neighboring homes too. The house next door is part of your investment whether you think about it that way or not.
Bonus tip: take videos, not just photos. By tour four you will not remember which house had what. Trust me on this one.
