Here’s a quick look at what is happening in the 50315 single-family home market right now.

Overall, most of the numbers are still pretty encouraging for sellers.

The median sold price is $196,000, which is down slightly from last month but still up 12% from this time last year. Homes are also moving quickly, with a median of just 10 days on market.

The sold-to-list price is at 97.31%, which is down a little month over month and year over year, but not enough that I would call it a major trend yet.

Inventory is at 3.56 months, which still leans toward a seller’s market. The one thing to keep an eye on is that inventory is up 11.95% from last month.

Overall, 50315 looks positive to neutral for sellers right now. Prices are still strong compared to last year and homes are selling quickly, but rising inventory is something worth watching.

Here’s a quick look at what is happening in the 50316 single-family home market right now.

Most of the numbers from August are pretty encouraging for sellers.

The median sold price is $175,000, which is up 22.2% from last month and 3.86% from this time last year. Homes are also selling faster, with a median of just 14 days on market.

The sold-to-list price is sitting at 98.79%, which is also up both month over month and year over year. That means sellers are getting closer to their asking price than they were previously.

The one number I would keep an eye on is inventory. At 3.2 months, 50316 still leans toward a seller’s market, but it is getting closer to neutral and inventory was up 8.84% from last month.

Overall, August brought a lot of positive trends for 50316. Hopefully we see that momentum continue.

We’re the best!

Okay, just kidding. We’re third. But that’s still pretty dang good.

A new national study ranked Des Moines as the #3 best metro area in the country for young adults just starting out.

A few numbers that jumped out to me:

• Cost of living is 8.3% below the national average
• Residents spend an average of 19.1% of their income on rent
• Employment grew 7.3%, putting Des Moines among the 10 fastest-growing job markets
• Average income came in at $73,925

We talk a lot about how much Des Moines has grown, but it’s pretty cool to see our metro getting national recognition as a place where young people can actually build a career and still afford to live.

For this live stream, I’m sitting down with my client Phillip to talk about his experience as a first-time home buyer.

We’ll talk through what surprised him, what parts of the process he had questions about, and what he would tell someone who is thinking about buying their first home.

Phillip’s purchase was also a little unique. I was representing the seller as well, and he had the opportunity to purchase the home before it ever hit the market.

The rental market may be stronger than the sales market right now, and that can create an interesting opportunity.

If you are thinking about moving, it might make sense to look at renting out your current home instead of selling it.

That could give you the chance to buy in a more favorable market without having to sell in one that may not be as strong.

It won’t work for everyone, but it is definitely worth running the numbers before making a decision.

For my next live stream at NOON, I’m sitting down with my client Phillip to talk about his experience as a first-time home buyer.

His purchase was a little different because I was also representing the seller, and we were able to give Phillip an opportunity to purchase the home before it ever hit the market.

We’re going to talk about what surprised him, what he was nervous about, what the process was really like, and what he thought about working through a dual agency transaction.

All jokes aside, it’s really cool to see the Merle Hay area continue to get repurposed and given new life.

Turning an old office tower into housing is a pretty creative use of a building that has been sitting there for a long time, and it’s fun to see investment continuing around Merle Hay Mall.

Now the important question... would you live there if you heard it was haunted?
