The team recently started adding pins to a map for every deal we have done this year.

We thought it would be a fun way to see where we have been helping people buy and sell.

The answer? Pretty much all over the metro.

From Boone to Indianola and Panora to Newton, the Sphere Real Estate Group has been covering a lot of ground across Central Iowa.

So far this year, the team has pended or closed 78 homes for a total of $29,155,983 in volume.

It has been exciting to see the impact the team has made so far this year, and I am even more excited to see how the rest of the year finishes up.

Every closing has a story. Sometimes instead of doing another price decrease you should consider taking the home off the market and changing it up a little bit so the home can come back stronger!

Lennar, one of the largest homebuilders in the country, is officially coming to the Des Moines metro.

Their entry into the market could bring some big changes for buyers, sellers, and local builders. Like most things in real estate, there are some positives and some potential challenges.

Pros

• More options for buyers: Lennar plans to offer homes starting in the $300,000s, giving buyers more new construction choices throughout the metro.

• More inventory in the market: Adding more homes could help ease some of the inventory pressure we have seen, giving buyers more options and potentially creating a little more balance in the market.

• A positive sign for Central Iowa: A national builder choosing to invest here shows confidence in the growth, schools, jobs, and overall strength of the Des Moines market.

Cons

• More competition for resale homes: Existing homeowners may have a tougher time competing with brand-new homes that come with lower rates, included upgrades, and other incentives.

• Pressure on local builders: Smaller builders may need to adjust pricing, offer more customization, or find new ways to separate themselves from national builders.

• More standardized homes: Lennar can build quickly and efficiently, but buyers may have fewer options to customize layouts, finishes, and features compared to working with a local builder.

Overall, this is another sign that Central Iowa continues to grow. It will be interesting to see where Lennar builds and how their arrival impacts our local housing market.
