So, sure. Look towards May. But here’s the thing. It takes more than the right month to get top dollar. It'll take careful planning and preparation — and that ain’t gonna happen overnight.

So…if you’re thinking of selling this spring — March, April, or May — here are 8 things you can knock out NOW that will make it all worthwhile come spring.

8 To-Do’s to Prep Your Home to Sell this Spring

1) Declutter, donate, and organize your closets, drawers, and attics.
2) Clean out the garage and consider painting the walls and floor.
3) Identify major repairs and make a plan to fix them one by one.
4) Ensure that major appliances are in working condition.
5) Focus painting efforts - think entryway, foyer, kitchen, and bathrooms.
6) Replace your house numbers and mailbox to make it easy for sellers to find your home.
7) Clear out winter debris little by little.

Real talk.

It might seriously be time to ditch the landlord, buy a home, and make your own rules. This quick 5-question quiz may help you know for sure.

1. Can you afford a down payment? You don’t need piles of cash, but you do need a little (say 3-10% of the home price) to qualify for a competitive interest rate.
2. Do you have regular income? Two years of employment history is preferred, but other factors, such as a high credit score and low debt-to-income ratio, can sub for less than two years.
3. Do you know where you want to live? If you’re new to the area, you might want to wait a few months and get your bearings. I promise you’ll know what areas feel like home after a while.
4. Do you plan on staying put for a while? No one knows the future, but sticking around for 2-5 years is ideal if you can make it work.
5. Are you comfortable with current home prices? Sure, they’re higher than you’d like, but when you run the numbers, you feel confident you can make the budget work.

Hiring an agent to sell your home is a big decision. And here’s the thing. It’s way more than finding someone who lives in your town. It’s about trust, comfort, and confidence.

When looking for an agent, don’t overlook one or more of these red flags before making your final decision:

🚩 They have little to no online presence.
🚩 They seem unfamiliar with your neighborhood.
🚩 When you meet face to face, they’re constantly checking their Apple watch, and you’re never quite sure if they’re listening.
🚩 It takes several attempts — on YOUR end — to reach them or get your questions answered.
🚩 Your gut tells you they’re just not it.

Hiring the wrong agent to sell your home is like waking up on Christmas morning with coal in your stocking — ugh! So save this post for later, or tag someone you know who’s thinking about selling.

💡 December home maintenance checklist:

- Inspect attic insulation. If it’s level with or below your joists, you may need to add more.
- Clean your chimney and fireplace. If you have gas logs, compressed air clears away dust and soot.
- Check for drafts around exterior doors and replace weatherstripping or use a physical barrier if needed.
- Put a few indoor and outdoor lights on timers. Added security and one less thing you have to remember.
- Consider a security or doorbell camera. The holidays are rife with porch pirates. Plus, you can usually score a good deal this time of year.
