The 20 percent down myth has kept more people renting than almost any other piece of advice passed around at family dinners.

Here's where it actually comes from. Putting 20 percent down avoids PMI, private mortgage insurance, which adds roughly $150 to $250 to your monthly payment depending on the loan. That's it. That's the entire reason.

For most first-time buyers in Iowa, the math of buying with 5 to 10 percent down and paying PMI for a few years beats waiting another 4 to 5 years to save 20 percent while prices keep rising. PMI drops off automatically once you hit 20 percent equity.

The home keeps appreciating either way.

If someone in your life is telling you to wait until you have 20 percent saved, ask them when they last bought a home. The answer is probably before 2010.
