Stop looking at the 78. Look at the gap.

Typical Toronto home: $917,600.
Typical home in Lincoln, Grimsby or West Lincoln: $647,800 to $673,700.

That’s about a quarter million dollars. Not a rounding error. That’s a backyard, a smaller mortgage, and a lot fewer Sunday nights doing math at the kitchen table.

September in plain English:
Prices held flat from August. Steady. Not soft, not hot.
Grimsby sold fastest at 33 days. Lincoln 40. West Lincoln 51. Same region, three different clocks.

Here is my honest bottom line.
Selling? Price it for September, not for the spring you wish you’d listed in.
Buying? You’ve got time and you’ve got choice. Use both.

Six offers. One house. Directly across the street from the house she grew up in.

You can't plan that. Trust me, we didn't.

We combed Niagara for this one. Fort Erie. Welland. Port Colborne. We saw plenty of good houses. We didn't see her house.

Then London said hold my b**r.

It popped up out of nowhere, a couple hours down the 403 from where we were looking, and checked every single box. Five other buyers agreed. We wrote to win, and she's the one getting the keys.

So somewhere in London East, a woman is about to wave at her childhood home from her own front porch.

Welcome home. Again.

August numbers are in for Lincoln, Grimsby and West Lincoln.

Prices are down 7 to 9% from last August. In every town.

There are also fewer homes for sale. New listings dropped from 201 to 148, and homes here are selling in 32 to 38 days. The rest of Niagara is taking 45.

So there's less supply, homes are moving faster, and prices still went down. That's not what the textbook says should happen, and that's why the benchmark number alone won't tell you what your home is worth.

A benchmark is a typical home. Your home isn't typical.

Gordon Woods is named after Lieutenant Andrew Robertson Gordon, a Royal Navy officer who married into the Parker family and led some of Canada's first expeditions into Hudson Bay in the 1880s. When the land was subdivided in the 1920s, the original owners wrote strict rules into it. Homes only, big setbacks, and save the trees. That's why, a century later, Gordon Woods still feels like Muskoka in the middle of Mississauga.
