Everybody's calling Niagara a buyer's market. They're right.

But new listings just dropped 11% year over year, and June had the fewest new listings of any June in five years. Inventory is thinner than it was last summer while sales held steady.

That's a market quietly rebalancing while the headlines are still describing last year.

Meanwhile the "prices are down 6.5%" story is mostly a condo story. Apartments are down 15.2%. Detached is a completely different conversation.
