Home buyers are purchasing for keeps, planning to remain in their homes an average of 13 years before moving out, according to new research by the National Association of Home Builders.
First-time home buyers are expected to stay in a home a shorter amount of time—11 and a half years—compared to about 15 years for home buyers who have owned a home previously.
The length of stay for trade-up buyers has consistently been longer than first-time home buyers. “Since 2001, the spread between first-timers and trade-ups has been at least four years, and as high as seven years at the extreme point of 2009,” according to the study.

Everyone wants to know how the real estate market is these days- The housing market is changing, creating a “new playing field for home owners, who are finally able to sell, as well as would-be buyers who've been delaying a purchase in anticipation that prices would keep falling. Mortgages for home purchases are expected to soar 55 percent in 2013, according to forecasts by the Mortgage Bankers Association. However, home sellers might have to keep their expectations in line and price increases are to be modest and gradual. As for buyers, they may need to have a better understanding of the increased competition they may face- if you want to buy, you should be ready to make an offer!

Here is a tip for holiday staging: keep it simple, classy and classic. What that means are trees and bushes with some lights, and potted plants and a wreath at the front door. Too many lights during the daytime can turn wires into an eyesore. The bottom line is to create a festive, warm holiday mood without anything becoming gaudy. What crosses the line into tackiness are huge, inflatable Santas on roofs and lawns, oversized Nutcracker soldiers, and human-sized candy canes, as well as so many lights that you think you’ve stepped into Santa’s workshop. The light colors should be kept to white or to discrete pairings of the season, such as red and green or silver and gold.

Nationwide pending home sales rose to their highest levels since March 2007 in October, according to NAR. Pending home sales have increased year-over-year for 18 consecutive months. Aside from a few jumps during the tax credit period, October pending home sales were the highest since March 2007. Buyers are responding to favorable market conditions. Are you ready to buy?

Who doesn't like a bargain? Buyers, here is your chance- home prices have probably bottomed in most markets, mortgage rates are not likely to go down much further and will eventually rise as the economy recovers. Home builders are hungry and while you will still have to pay a fair price, you may not get a better bargain than now before all the rest of the demand comes back. Ofcourse that also depends on where you are at!

Nationwide inventories of single-family homes, condos, townhouses, and co-ops has fallen about 20 percent in the last year, according to Realtor.com. Inventories are at some of their lowest levels ever observed. Meanwhile, more buyers are coming off the sidelines, wanting to take advantage of record low mortgage rates and low prices, but are finding fewer properties to choose from. As such, some real estate agents are soliciting once-expired listings to convince sellers that they can give them a successful second chance at making a sale. It seems to be working!

A new survey finds that sellers are willing to do more to enhance their home presentation to better compete for home buyers today. This includes but is not limited to cosmetic updates, decluttering, bringing in home decorations or furniture.
