With fewer buyers typically searching this time of year, making a strong first impression matters even more.

Price your home for today’s market, take care of the repairs buyers will notice, freshen up your curb appeal, and be willing to listen to feedback once your home hits the market.

And when an offer comes in, remember that there’s more to consider than just the number. A little flexibility can go a long way toward getting you to the closing table.

If buying a home is on your radar, the next few weeks could be worth paying attention to. 🏡

Realtor.com identified September 27 through October 3 as the best week to buy a home in 2026, based on a combination of more homes to choose from, less competition, better pricing, and a little more time to make a decision.

And the good news? The opportunity doesn’t disappear after that week. October as a whole can be a great time for buyers who are ready to make a move.

Higher rates are still part of the equation, but less competition and more negotiating room could help balance some of that out.

You can’t change where a house is, but you can change a lot about how it feels.

Sometimes a home has the right location, the right neighborhood, and the right bones... it just needs a little vision.

A new kitchen, better layout, fresh finishes, or even a few smaller updates can completely change the way you live in a space.

So when you’re house hunting, don’t automatically rule out a home because it isn’t perfect yet. Focus on the things you can’t change, and imagine what you could do with the things you can. 🏡

Median sales price $360K (↓1%)
9,581 homes sold (↓16%)

West Suburbs Cook County:
471 homes available (↓9%)
Median sales price $509K (↑1%)
170 homes sold (↓10%)

DuPage County:
3,413 homes available (↓0.6%)
Median sales price $450K (↓2%)
909 homes sold (↓16%)

Sales of homes priced at $1M+ jumped 14.8% compared to last year, even as the overall housing market has cooled.
