Chicago area home shoppers relying on Zillow were in for rude awakening this week when most listings vanished from that site. It's part of an industry-wide shakeup about who controls how home sellers can market their homes.

The local MLS (Midwest Real Estate Data LLC) cut its feed of listings to Zillow due to Zillow's attempt to regulate which homes are shown on its site. To be sure, the devil is in the details, but it is fair to say that Zillow is attempting to control the real estate industry by dictating which homes get marketed on Zillow.

Compass and have long advocated for sellers to be able to work with their agents to decide how, when and where to promote their homes. This often includes testing the market with a limited audience before going fully public. That strategy has proven successful over many years. Zillow is attempting to eliminate this marketing option by banning any property on its site that did not appear on Zillow first.

Luckily, over 90% of home buyers work with real estate agents who do have access to much of this inventory. Serious home buyers, who are vetted and actually able to purchase, will not be affected by this latest development.
