The Central Ohio housing market is heading into the spring season with strong momentum. Hey everyone! 👋 Here’s what’s happening in the Central Ohio housing market right now:

✨ Steady Sales & Growing Inventory

Home sales in our region finished 2025 strong, with sales up about 5–6% year-over-year and total annual sales topping ~29,600 closings.

The number of homes for sale is continuing to rise, giving buyers more choices than we’ve seen in recent years.

📉 Less Frenzy, More Balance

The market isn’t moving as fast as during the peak seller-market years. Homes are spending a bit more time on the market, and buyers now have more negotiating power.

Inventory is still below historical balanced levels, so it’s not a buyer’s market yet—but it is more flexible than it was.

💰 Prices Still Up, But Stabilizing

Median prices remain elevated, with modest yearly gains. Sellers are seeing solid equity, but the pace of increases has slowed compared to recent years.

📅 What This Means Going Into 2026
