Recently there have been some requests from title companies for Association information or even an HOA Closing Letter.
Each building has its own association with the 6 unit owners of that building. Fees would be for water, if it is a building with only one meter, lawn maintenance, building insurance and trash service. These fees are collected by the building treasurer. There may also be a President for the building, elected or acting, elected by the unit owners.
There is no master list of individuals serving as building representatives. Contacting unit owners or their tenants directly is the current method to find out a building’s Association officers, fee schedule and fees due for each unit.
There is on file with the Franklin County Recorder the agreement for Westerville Condominium Towne Homes West declaration that applies to each building listed by building number on the plat map but recorded as property name then building number as a Roman numeral. In the declaration document the HOA fees for the property are listed as 1/200th of any cost required for the general property maintenance for example most recently the paving project. The process for decisions about projects is provided for in the Condominium Declaration by forming a majority quorum between the 200 unit owners of record.
Condominium Declarations are available directly from the Ohio Franklin County Recorder by whatever avenue they accept such requests.
