Here's what May 2026 is telling us:

📈 Median Sales Price: $350K: up 4.3% from last year
⏱️ Avg Days on Market: 29 days: homes are still moving fast
🏠 Active Inventory: 5,223: up 8.2%, giving buyers more options
✅ Homes Sold: 3,057: up 7.8% year over year

What does this mean if you're a homeowner?

More inventory means more competition, but prices are still climbing and demand is holding strong. If you've been thinking about selling, the window to maximize your equity is very much open. The sellers who win in this market are the ones who price strategically and move with intention.

They almost gave up. I’m so glad they didn’t. 🏡💙
Let me tell you about my buyers.

Earlier this year, they went under contract on a home… and had to walk away after inspections. Heartbreaking, but the right call.

So we kept searching. Weeks of showings later, they found it, a home they LOVED. We wrote a strong offer.

Multiple offers. We lost. 💔

Two weeks later? Another home. Another offer. Another multiple bid situation. Lost again.
