🇺🇸Westfield keeps showing up in conversations that used to be about Carmel or Fishers.

☑️Part of it is Grand Park — the sports economy there pulls weekend traffic most suburbs would trade a lot for, and that traffic reshapes what makes sense around US-31 and Grand Junction Plaza. Part of it is timing: a fair amount of land in and around the corridors is still raw or lightly entitled, which is a different starting point than the built-out submarkets nearby.

☑️What stands out is the range of what's actually moving — not just one category. Land is trading, space is getting leased as tenants follow daytime population, and existing buildings are changing hands as groups reposition. Sheridan sits in the background as the longer-horizon play for anyone willing to look north.

City of Westfield, Indiana has been clear about how it wants to grow. The comprehensive plan calls for pocket business districts, walkable mixed-use along the corridors, and neighborhood-scale retail that serves the rooftops going up around it. That's not a vague aspiration. It's the framework the city is actually planning approvals against.

Which means there's a specific shape to the opportunity right now. And specific groups I want to connect with:

☑️ Spec retail developers focused on neighborhood-scale projects. Westfield doesn't need another power center. It needs the coffee shops, neighborhood grocers, fitness, daycare, services, and gathering spaces that turn subdivisions into communities. If that's your model, this is your market.

☑️ Medical office developers and healthcare operators. This is a missing piece in the current pipeline. Westfield has 70,000+ residents, a high-income, highly educated population, and rapid family-age household growth — and not nearly enough medical office, urgent care, specialty practice, or outpatient space to serve it. Neighborhood centers without a healthcare anchor are leaving demand on the table.

☑️ Mixed-use developers willing to do the assembly work. The best mixed-use sites in Westfield aren't going to be packaged and listed. 🇺🇸Spent some time going through recent Westfield City Council minutes and agendas.

Observation: it’s almost all residential.

That’s not a criticism of the city — Westfield’s growth is real. Population’s grown more than 50% since 2020, now north of 60,000. Median household income is $122,789 — 95th percentile nationally. Nearly 60% of adults hold a bachelor’s degree or higher (vs. ~31% nationally). The workforce is 62% white-collar. Unemployment sits at 2.2%.

In other words: a high-income, highly educated, professional-class population that keeps growing. Faster than almost any city in the country.

But the pipeline of commercial applications has been quiet. Not because the city is closed to it — the opposite. Westfield is one of the most welcoming municipalities in central Indiana for serious CRE. Pro-business leadership, responsive staff, clear vision. They want commercial development to balance the rooftops.

Which means right now is an unusually good moment for a commercial developer to engage. Less competition for the city’s attention. More room to shape conversations early. A council that’s genuinely looking for the right retail, office, flex, and mixed-use projects to complement what’s already in motion.

The rooftops aren’t slowing down. The commercial side needs to catch up — and the city knows it.

When’s the last time you actually drove Westfield?

Not Grand Park on a tournament weekend. The corridors. US-31. SR-32. 191st. The land between the announcements.

Because the map you’re carrying in your head is probably 2 years out of date. The city has rebuilt entire intersections, widened roads, and reshaped how traffic — and demand — moves through town since then.

The developers who win here aren’t the ones reacting to press releases. They’re the ones who already know which parcels feed the next phase, because they’ve walked the ground.

That’s the whole job, and it’s all I do in this market.
