• Focus on homes buyers would compare with yours: same town, size, condition, lot, style.
• A cut after the first 7 to 14 days matters more than a big trim on a home that was priced too high.

• Oil tank history: confirm if there is or ever was an underground tank, and ask for scans or removal paperwork.
• Sewer line: find out who handles the line to the street and whether there were backups or repairs.
• Major systems: ask for ages and records for the roof, boiler or furnace, AC, water heater, and electric.
