Industrial Real Estate Outperforms Office Property | Move With the Pros
Having spent over 15 years navigating the currents of real estate, I’ve seen how each sector responds to changing times—and the latest trends in commercial property are no exception. Industrial assets are clearly outperforming office properties as we look toward 2026, thanks to powerful drivers like e-commerce, reshoring, automation, and the growing need for last-mile logistics. Meanwhile, the office market continues to face real structural challenges. Hybrid and remote work have companies rethinking how much space they truly need, and as a result, many landlords are contending with significant vacancies. What’s interesting is that premium Class A office buildings—those modern, amenity-rich hubs—are holding steady, as tenants consolidate to maximize collaboration, leaving older spaces needing a major rethink. On the industrial side, the appetite for warehouses—especially those close to consumers or key transit—remains strong, fueled by online shopping and supply chain shifts. With over $930B in commercial real estate debt maturing in 2026, we’ll likely see new opportunities emerge for investors able to spot value in distressed assets and redevelopment projects. In this segmented market, specialized guidance and tech-savvy management are more important than ever. My background in both real estate and information technology positions me to help clients make sense of these shifts—whether you’re considering a strategic investment or weighing your options for a commercial property in NJ.
