November 2 is a big day for appraisals!👀

Together with Dale Lawrence from Guaranteed Rate Affinity, we’re breaking down the new appraisal changes coming to Fannie Mae and Freddie Mac, and what it could mean for your transaction.

Starting November 2, 2026, UAD 3.6 will bring more standardized property information into appraisal reports, including details about features, condition, and photographs.

During the transition, though, there may be a few changes buyers and sellers should be prepared for:
🏡 Sellers: Have a list of improvements and approximate completion dates handy.
⏰ Buyers: Give yourself a little extra time for the appraisal process.
