Two homes can have the exact same square footage in the Hamptons and differ in value by millions of dollars.

That’s why price per square foot is one of the most misunderstood metrics in our market.

One question that buyers and sellers frequently bring up when discussing property values is the price per square foot of comparable properties.

It’s a fair question.

After all, nearly every real estate website displays a property’s price per square foot, which often leads consumers to assume it’s an important measure of value.

And in some markets, that’s true.

In Manhattan, where properties are often more comparable in terms of location, lot size, and amenities, price per square foot can be a useful benchmark for comparing one property to another.

In the Hamptons, however, it often tells only a fraction of the story.

Sometimes, the square footage isn’t even the most valuable part of the property.

Here’s why:

📍 Location matters.

A home south of the highway, on the water, with water views, or within walking distance to the beach or Main Street can command a dramatically different value than a similarly sized home just a few miles away.

🌳 The land often matters as much as the house.

A 3,000-square-foot home on half an acre is a completely different asset than a 3,000-square-foot home on two acres. Privacy, future expansion potential, subdivision opportunities, and the overall setting all play a significant role in value.

🏊 Amenities matter.

Pools, tennis courts, pickleball courts, docks, pool houses, guest houses, mature landscaping, outdoor entertaining areas, and other improvements can substantially impact value without adding much, if any, square footage.

🌊 Property-specific nuances matter.

Flood zones, flood history, elevation, wetlands, permits, certificates of occupancy, zoning restrictions, and development rights can all influence value—yet none of these factors are reflected in a price-per-square-foot calculation.

🏗️ Not all square footage is created equal.

A newly constructed custom home and a 30-year-old home in need of a full renovation may have identical square footage but vastly different market values.

This is why experienced Hamptons agents don’t rely on price per square foot to determine value.

We analyze location, land value, property characteristics, zoning, improvements, development potential, and comparable sales to understand what a property is truly worth.

Price per square foot may be a data point.

But in the Hamptons, it rarely paints the full picture.

The market doesn't reward overpriced homes. It rewards correctly priced homes.

One of the biggest mistakes I see sellers make is pricing their home based on what they hope to get rather than what the market is willing to pay.

The assumption is often: "We can always come down."

The problem is that buyers are paying attention from day one. The first few weeks on the market are when a listing receives the most exposure, the most showings, and typically the strongest offers. As days on market increase, buyers begin to ask questions:
• What's wrong with it?
• Why hasn't it sold?
• Is a price reduction coming?
• How much can I negotiate?

At the same time, the seller continues paying carrying costs such as property taxes, insurance, utilities, landscaping, pool maintenance, mortgage payments, and general upkeep.

Many sellers focus solely on the offer price but forget to calculate the cost of waiting.

An offer received today at 95% of asking price can often leave a seller in a stronger financial position than a higher offer received months later after carrying costs, price reductions, and lost momentum.

Pricing is not about leaving room for negotiation. Pricing is about creating demand.

The goal isn't to chase the market. The goal is to position your home where buyers are willing to compete for it from the very beginning.

The East End market is shifting, but not in the way many people think.

What I’m seeing is not a lack of demand. It’s a more intentional buyer.

Today’s buyers are informed, patient, and selective. They are willing to pay for quality, location, and lifestyle, but they expect value and thoughtful pricing. The homes that are standing out are the ones that are properly positioned from the start.

At the same time, inventory across much of the East End remains constrained, especially in desirable pockets of the South Fork. That combination continues to support pricing, particularly at the high end of the market, where confidence clearly remains strong.

The most interesting part of this market to me is the contrast:
Activity has become more measured, yet luxury buyers continue to move decisively when the right opportunity presents itself.

Markets evolve. Buyer behavior evolves.

But one thing remains consistent here on the East End:

Exceptional properties still command exceptional attention.

Most sellers focus on the moment their home hits the market.

But in reality, the sale often starts weeks before the listing ever goes live.

The homes that generate the strongest first impressions, online and in person, are usually the ones that were thoughtfully prepared beforehand. Not necessarily the most expensive homes. Not the newest. Just the ones that feel cared for, clean, and ready.

Sometimes it’s the little things:
• Decluttering and simplifying spaces
• Tackling small repairs
• Fresh landscaping and curb appeal
• A deep clean before photos
• Preparing the home for how buyers actually shop today, online first

Buyers form opinions quickly, especially in a market like the Hamptons where presentation matters. A well prepared home doesn’t just photograph better, it often creates more urgency, stronger offers, and a smoother overall sale.
