Every buyer has a different vision of what "the perfect home" looks like.

There's a reason this event has been around for nearly 40 years.

A Taste of Camarillo has become one of Ventura County's signature summer traditions, bringing together incredible local restaurants, wineries, breweries, spirits, live entertainment, and community for one unforgettable afternoon.

This year's festival takes place on Sunday, July 26 at the beautiful Camarillo Ranch, with a fun Bohemian Rhapsody theme, live music, boutique shopping, a silent auction, and plenty of opportunities to discover some of the best food and drinks our area has to offer.

Beyond the great atmosphere, every ticket helps support the Meadowlark Service League, which provides scholarships and grants to students and local charities throughout Ventura County.

Foundation issues don't always mean you should walk away from a home.

One of the biggest misconceptions in real estate is that every foundation repair is a deal breaker. In reality, what matters most is understanding why the issue occurred, how it was repaired, and whether the repair was completed by qualified professionals using proven methods.

This home was stabilized using the RamJack foundation repair system, installed by Foundation Solutions. The process included:

• Evaluating the cause of the settlement
• Carefully excavating around the affected areas
• Installing engineered steel foundation piers to reach stable soil
• Stabilizing (and, when possible, lifting) the foundation
• Backfilling and restoring the work area

Every property is different, which is why it's important to work with experienced inspectors, foundation specialists, and a real estate professional who understands how to evaluate these situations.

• Outdoor living spaces you'll actually use
• The questions every buyer should ask before making an offer
