Hanes Investment Realty was proud to represent both buyer and seller in the sale of 50 multifamily units in Thousand Oaks, CA at a price just north of $16 million.

We marketed Warwick Avenue Apartments for the seller, an individual investor and arranged the sale to Interstate Equities Corporation. IEC has been investing in, managing, and transforming multifamily apartments across California since 1981.

All fifty workforce housing units are two-bedroom, two-bath with standard appointments. Beyond the potential of the physical plant and the superior location of the property were the outstanding metrics. Using actual, current rents The Warwick Apartments closed at 12.8 gross rent multiplier and 4.3 capitalization rate. At just over $294 per square foot, the purchase price is below replacement cost for this “A” location.

There were a number of challenges to the transaction in that previous deferred maintenance issues had been flagged by the City and, during the Covid Pandemic, reinspections and City approvals had to be obtained prior to closing. Hanes Investment Realty was instrumental in handling the negotiations and virtual inspections and the complex matter was settled with the City of Thousand Oaks.
