There is a lot of conversation today about "highest and best use" for limited-service hotels. Often those conversations start with the preparation of an extensive renovation budget. The Days Inn Yosemite in Fresno, CA can be the exception.

The property has been partially shutdown while making the complete Days Inn "Dawn Package" renovations. The renovations include a refreshed lobby and breakfast area, updated case goods, and new flooring. The partial shutdown has impacted revenues but the property will soon be able to be delivered with a full buyer PIP completed by March 15th. The property has dual income streams. Advance guest reservations are already starting to come in, as is group business, so a buyer can step into an operating hotel without having to execute a comprehensive franchise PIP renovation.
