This one’s been popping up a lot lately and it’s a biggie.

📉 Appraisal Gap — sounds fancy, but it’s really just a financial “uh-oh.”
Let’s say you agree to buy a house for $300K, but the appraiser says it’s only worth $280K. That $20K difference? That’s the appraisal gap. Unless you’ve got a special clause or a smart negotiator on your side, you may need to pay it out of pocket, convince the seller to drop the price… or risk losing the house altogether. 😬💸

You love the house. The seller loves your offer. But the bank? Yeah, they’re not on board with the price tag.
