👀 Open floor plans are overrated.

When you list your home, exposure matters. 🏡👀

One of the goals of putting a home on the market is to make it as easy as possible for qualified buyers to discover it and for their agents to schedule a showing.

Why? 👇

More exposure can mean more showing opportunities. More showings can mean more interested buyers. And when multiple buyers are interested in the same property, that can create stronger competition for the seller!

That’s why your marketing strategy shouldn’t stop at putting a sign in the yard or uploading a listing. You want your home reaching buyers across the market and you want the showing process to be as accessible as reasonably possible.

Of course, sellers still get to set boundaries around showing times and what works for their household. The goal is to balance those needs with giving the home plenty of opportunity to be seen.

If you’re interviewing agents before selling, ask them this question: “How will you make sure my home gets maximum exposure to buyers and their agents?”

The answer matters. 💡

Want your home to feel warmer, cozier, and more inviting? Stop relying on one overhead light to do all the work! 💡

The trick designers and home stagers use is called layered lighting, and it combines three different types of light throughout a room:

🏡 Ambient lighting: Your main source of light, like recessed lights, chandeliers, pendants, or ceiling fixtures.

📚 Task lighting: Light exactly where you need it, like a reading lamp, bedside sconce, or under-cabinet kitchen lighting.

✨ Accent lighting: The finishing touches that create depth and highlight the best parts of the room, like picture lights, wall sconces, or lighting inside shelves and cabinets.

Using all three can make a room feel more comfortable, dimensional, and thoughtfully designed! And if you're preparing to sell, good lighting can also help your home feel bright and welcoming when buyers walk through.

Getting your home ready to sell doesn’t have to mean spending thousands on renovations. 🏡 Sometimes the simplest updates can make the biggest difference in how buyers experience your home!

Here are 6 places I’d start:

💦 Power wash the exterior, driveway, patio, or walkways.

🌿 Pull weeds and freshen up your curb appeal. That first impression matters!

💡 Replace burnt-out bulbs and make sure your lighting is consistent in color and brightness.

🧼 DEEP CLEAN. This one is worth every penny! A sparkling clean home shows buyers that the property has been cared for and creates a much better first impression.

🎨 Consider neutral wall colors, especially if you currently have bold or highly personalized colors.

🪟 Remove dated wallpaper and curtains that can make rooms feel darker or smaller.

You don’t need to completely renovate your home before listing. Focus on making what you already have feel clean, bright, cared for, and ready for its next owner.

Taylor + Travis. Chicago. A Prohibition-era speakeasy. Sherwin-Williams. A scientist.

What could they possibly have in common? 👀

This historic Bratenahl mansion has quite the story!

🏙️ In the early 1900s, Jay and Seville Morse commissioned Chicago architect Jarvis Hunt to design the Elizabethan Tudor mansion, inspired by their Chicago residence.

🥃 During Prohibition, its third-floor ballroom was reportedly used as a speakeasy.

🎨 In 1928, George and Emma Martin purchased the estate. George Martin had a long career with Cleveland-based Sherwin-Williams, eventually serving as president and chairman.

🔬 In 1947, inventor and scientist James Rand moved in. He reportedly established a laboratory in the estate’s former gardener’s cottage, where his work ranged from medical devices to guided-missile technology.

❤️ And more than a century after the home’s story began, it has a pretty famous new connection with Travis Kelce and Taylor Swift!

Cleveland-area real estate has some seriously interesting history hiding behind those front doors. 🏡
