Looking to sell your home? You might be tempted to avoid working with a real estate agent, save the commission, and put the listing up yourself; the term for this approach is called FSBO, or “For Sale By Owner”.
There’s a lot that goes into selling a house that you may not have considered. This time consuming, complex process can be made easier by using a licensed professional to guide you through each step of the way. An agent does more than just bring in potential clients and show up to have documents signed - they know ALL the ins and outs of the RE industry. Here are 3 things to think about when deciding whether you do or don’t want to use an agent to sell your home.

You’re Already Busy!

Selling a house can be a full time job. Adding in everything it takes to sell a house on top of your already-busy schedule is a lot to take on! A real estate agents job is to handle these tasks and make sure that everything runs smoothly and complication-free.

Professional Advice Is Important

During the selling process, it’s helpful to get advice from a licensed real estate professional. When it comes to deciding on prices and navigating the market, it’s beneficial to have a licensed agent to walk you through the best options and assist you in deciding what’s best for your situation.

But wait a minute… where do you even begin?

Some people try to do it all on their own - but there’s really no reason to do so. The home buying process can get complicated, and since you aren’t an expert, why wouldn’t you turn the job over to someone who is?

A buyers agent is a legally licensed real estate professional who represents the buyer in real estate transactions. Good agents will protect you, advise you, and pioneer the entire buying process for YOU - they have your best interests at heart and will guide you through, step-by-step.

A buyers agent is also responsible for

- Finding homes that meet your needs and criteria

- Taking you out to open houses and showings

Let's talk Home Inspections!

While the home inspector won't try to talk you out of buying the house, they are there to make sure you're not walking into any major issues after signing your name on the dotted line on closing day.

A home inspection is a *MUST HAVE* when you're buying a home! I know you might have an uncle, friend or even your dad who knows a lot about houses and you think it's better to save some extra money that you can put towards home decor instead...

But you might want to think again! The home inspector is someone you hire to work on your behalf to tell you all the ins and outs of the home you're purchasing as well as if there are any red flags that could cost you a lot of money you didn't plan on spending!

In the scheme of things, investing $400-500 into your home inspection is well worth what the alternative could cost you!

What makes a home inspector different than your handy friend / dad / uncle is that when you include a home inspection contingency and hire a licensed home inspector, you have the option to negotiate any potential issues with the sellers so that you can move forward with the home purchase!

Be a smart home buyer - invest in a local home inspector!
