Pending Sales: 121 (⬇️ 27 from last week)
✅ Closed Sales: 138 (⬇️ 26 from last week)
Average Sold Price (Single-Family Homes): $661,000 (⬆️ $152,000 from last week)

Market Insight:
While overall transaction volume cooled this week, the headline story is the dramatic increase in the average sold price, which jumped to $661K. This suggests a larger share of higher-priced homes closed during the week, highlighting continued strength in the upper end of the market.

We're seeing a market where buyers remain active but selective. With fewer homes going under contract and closing, sellers who price strategically and present their homes well are still finding success. A packed Friday in the life of a real estate pro! 🏡✨

Started the morning driving out to Aurora for a property appraisal (pro tip: always come armed with comps, upgrades, and solid data to back up your value!). Next up was a trip to Johnstown for an exciting pre-construction meeting with some amazing first-time homebuyers who are building their dream home from scratch. Finished the road trip with a quick stop in Denver before finally heading back to the home office to wrap up the day.
