Your inspection report says settlement cracks and grading concerns. Is that routine, or a real problem?

Do not stop at the word crack. Read the pattern: where it is, which way it runs, whether water is draining toward the home, and whether the report ties it to doors, floors, or other movement. On the Front Range, I like to start outside because drainage often explains what is happening inside.

Before you count that extra square footage, check 5 things first: permits, moisture history, exterior drainage, legal egress, and access to the mechanicals. Fresh carpet does not answer any of those for you.
