Hear me out, I love real estate hacks! I met a really nice gentleman at my open house and shared with me that he owns two condos in the community next to this one. His reasoning for buying the 2nd condo was why sell his current condo and buy a $1Million dollar house when he could just buy another condo in the same complex, he can rent it out, have it for family that come into town or he can use it because in his line of business he works with international companies, so it serves as a private office for him. Makes perfect sense to me!

Here is where I think is a great real estate hack for this condo - it's priced at $594,900 it has two levels, two balconies and the two bedrooms that are on separate levels from each other and have their own bathroom! Split the cost of buying this condo with a friend! Own a piece of real estate for less than $300K - you can't find a place these days for this price! Did you watch my live video of this property? Roof caving in, Religious statue in the backyard and some scary sheds...This is a bank owned property, listed for $259,900 in a 55+ community of Menifee, it's in pending status so we won't know the final sales price right now but I will update you when it closes.

Chris and I bought our very first investment in this community in 2001 - Chris can finally move into this community because he's considered a Senior - ha ha! I told him we could visit him on the weekends 🙂

We bought our place for $96,000 in 2001 - current home values for this community range from mid $200K to over $500K (for newer homes) but a home across from our place just sold for $410,000 - it's valued almost 4x's what we bought it for!

I wish someone would have advised me to buy a few more! I could have retired from my receptionist position at my accounting office but here we are.

I am actively trying to encourage Chris's UPS friend to buy a place here because the values are decreasing, the surrounding area is increasing in amenities and growth! And I hate that he gives away so much of his hard earned money in taxes!
