📊 Denver Metro Market Snapshot – May

The latest numbers are in, and the market is showing some interesting movement:
• Median price: $615,000 (up 3% from last year)
• Median days in MLS: 16 days (up 2 days)
• Homes closed: 4,054 (down 2% from last year)
• Pending listings: up 5%
• New listings: down 18%
• Active Inventory: 12,259

The latest market numbers tell an important story: while home values continue to show strength, today’s market requires a different approach than it did just two years ago.
With inventory sitting at 12,259 active listings and pending sales up 5%, buyers have more choices and are taking their time. Homes are still selling, but success today comes down to the right strategy and pricing from day one.
The days of simply putting a sign in the yard and waiting for multiple offers aren’t guaranteed. Sellers who price strategically, prepare their homes well, and market effectively are seeing the best results.
