A property inspection is one of the most important stages in the home buying process.
The purpose of an inspection is to help buyers better understand the condition of the property and identify potential issues before becoming fully committed to the purchase.
There is a wide variety of inspections available, but at a minimum, these are the ones I personally recommend:
🏠 GENERAL HOME INSPECTION
This inspection evaluates the visible components of the property, including the roof, structure, electrical systems, plumbing, heating, air conditioning, windows, doors, flooring, exterior elements, appliances, and more.
🚽 SEWER LINE INSPECTION
A specialized camera is used to inspect the main sewer line and identify tree roots, blockages, cracks, or collapsed sections.
☢️ RADON GAS TEST
Measures the presence of radon, a naturally occurring, colorless and odorless gas that can accumulate in some homes and, at elevated concentrations, may pose a health risk.
🔍 OTHER INSPECTIONS YOU MAY REQUEST
• Mold and lead testing
• Chimneys
• Swimming pools and hot tubs
• Pest or insect inspections
• Structural evaluations performed by engineers
• Any other component you consider important to evaluate, such as lot dimensions, water rights, mineral rights, wells, septic systems, property boundaries, and more.
An inspection does not guarantee that a home is perfect, but it does allow buyers to make decisions with greater confidence and peace of mind.
