NEW MARKET UPDATE‼️ Now you’ll see data for detached homes and attached homes SEPARATELY!! These are two VERY different markets in Colorado so it’s nice to see where both are at.

The Denver Metro housing market gained strong momentum heading into April as buyers remained active despite mortgage rates rising above 6%. Both detached and attached homes are seeing sharp increases in activity. Detached homes led the surge, with the median price rising to $645,000, closed sales jumping 27.23%, and pending sales up 30.03%.

Homes moved quickly, with median days in MLS dropping to just 13.
Attached homes also showed improvement, though at a more moderate pace. The median price climbed to $397,000, and pending sales rose 32.99%. However, homes took longer to sell (30 days on average), reflecting softer conditions compared to detached properties.

Across both segments, new listings and active inventory increased, signaling a more active spring market. Overall, rising demand, faster sales, and modest price growth point to a market regaining strength, with detached homes continuing to outperform.
