First of all, I pride myself in going above and beyond the call of duty for both Buyers and Sellers. Here in Colorado, we are in a very HOT sellers market, which makes it especially difficult for buyers. But it's not necessarily a "walk in the park" for Sellers either. For Buyers -- I have been very successful in not just finding homes for my buyers to make offers on, but getting their offer ACCEP

TED in this competitive market. Can't find what you're looking for? I will knock on doors. I will scour the MLS for expired and withdrawn listings. Or maybe we need to adjust your search criteria ever so slightly. Once we are under contract I make sure the entire process goes smoothly by staying in constant contact with the lender, title company, inspector and appraiser. For Sellers -- I will market the home in the TWO local MLS systems so it will receive the most exposure as possible. (Most agents only belong to one). I will help Sellers clean, declutter and stage their property. I even help them organize garage sales, and post items on Facebook "Buy/Sell" pages. I always have a professional photographer take photos of the home, the yard, and the neighborhood amenities (even when I know the home will sell within a few days). I will always call the buyer's lender to ensure they have been pre-APPROVED (not just "pre-qualified"). I follow up with the buyer's agent and lender throughout the entire transaction to make sure the buy side is going smoothly as well. For inspection items, I get quotes from my large network of contractors. For appraisals, I will actually meet the appraiser at the property and show them the most recent comps, a list of features & upgrades, and market stats for that neighborhood. Buying or selling a home is a stressful process. It's up there with getting married and having a baby! Because of that, I want the process to go as smoothly as possible and will try reduce or eliminate the stress of buying and selling a home. At the end of the transaction, my clients walk away happy!

How Preparation Led to a Full-Price Contract in Just 8 Days.

When it comes to selling a home, preparation matters.

My sellers at 1514 S. Proctor Court in Superior absolutely understood the assignment.

Before we ever put the home on the market, they rolled up their sleeves and got to work. They cleaned, decluttered, painted, held a garage sale, sold countless items on Facebook Marketplace, and made more trips to the thrift store than either of us could count.

The home already had a beautifully remodeled chef's kitchen featuring cherry cabinetry, quartz countertops, a restaurant-grade gas cooktop, and double ovens. It was truly the heart of the home and a standout feature from day one.

But the biggest decision came when we discussed the bathrooms.

Like many sellers, they initially considered doing a simple refresh. New paint. Updated fixtures. A few cosmetic improvements.

Instead, they made the tough decision to fully remodel not one, but two bathrooms.

When buyers can't find what they want in their price range, there are a few things we can do.

First and foremost, we adjust the search criteria, which may include searching in a different area. For example if you want to be in Boulder, CO but can't afford the price tag, then you may want to search in Superior.

One of the hardest parts of my job isn't negotiating contracts, finding homes, or navigating inspections. It's making the phone call no buyer ever wants to receive.

Recently, I helped wonderful buyers get under contract on a home they absolutely loved. After weeks of searching, competing, getting offers rejected and waiting for the right opportunity, we finally had an accepted offer. They were excited. They were making plans. They were envisioning their future in this home.

But then something happened that serves as a reminder of how important every deadline is in a real estate contract.
