Why not price your home 10% higher so there's room to negotiate?

Because today's buyers may never negotiate with you at all. When a home appears overpriced compared with the competition, buyers often don't think, "I'll offer less." They think, "For that price, let's go see the other one."

Meanwhile, a well-positioned home can attract multiple interested buyers who compete with each other and potentially drive the sale price above asking.

That's why "leaving room to negotiate" can sometimes cost a seller thousands.

Here's our market update for Middlesex County, Massachusetts.

Home prices remain high, and well-positioned properties can still attract strong offers. At the same time, buyers have more homes to consider, properties are taking longer to sell, and price reductions are becoming more common.

This is not a slow market. It is a market that requires sellers to be more thoughtful about preparation, condition, and pricing than they may have needed to be a few years ago.
