Noemie Piard Properties Helping people in the Northern Denver Metro area buy and sell homes at the best prices. Hey! This is Noemie Piard. Want to get to know me better? I had had enough.

I was born in France, the oldest of 3 children, so French was my first language. I learned English quickly, though, when we moved to Colorado when I was six. My Papa is an energetic and positive man that people from all over love. He is an entrepreneur in every way and taught me how to be the self-driven, risk-taking person that I am today. My Mom was a tomboy from Wyoming who grew up to be a dedi

cated and honored teacher. She taught me that, with hard work and dedication to my dreams, I could do anything. Before I started helping people to buy and sell homes, I was a caregiver, both professionally and, before that, as a young Mom at the age of 21. Many wouldn’t have considered themselves ready to be a parent at that age, but I felt more than ready. I had always wanted to be a Mom! As a young girl, and still today, I was an animal lover, always the one to take in stray dogs and cats, even saving the occasional spider from certain death. Well, most of the time…LOL. While raising my two boys, I went to school and became licensed as a Registered Respiratory Therapist, literally helping others to breathe. As a caregiver at heart, it is that passion for helping others that helps me to excel in Real Estate. I didn't go straight from therapist to realtor, though. In 2012 I went back to school and earned a bachelors in Psychology. My path meandered through running a hardwood floor business to a seminar on home wholesaling and then to finding a home that needed work and turning it into something more beautiful, not to mention more valuable. Sadly, that venture was put on hold. Not long after I took the seminar, my world came crashing down when my mother, at the age of 59, died unexpectedly of melanoma, a cancer that none of us even knew she had. She was only in the hospital one week before passing away and I was focused on grief for much longer. I lost patience with, and interest in, my flooring clients' constant anger over petty issues with their floor installation, undotted I’s, or uncrossed T’s. I wrote off thousands to make customers happy, even though that was not the best thing for the business, and walked away from hardwood floors. I combined some of my mother's life insurance with a hard money loan and bought a fixer upper I found. I knew what I had to do in order to make a profit on that house, and it needed a lot. So, I worked super hard and, in five months, flipped that property for $100k more than I had bought it for, making about $40k in actual profits. I not only worked hard, but I multi-tasked. While painting walls and patching drywall and putting up a backsplash, I was listening to real estate license courses and taking practice exams. By the time I sold that house, I was ready to be a Realtor. Since then, I have leveraged my home remodeling and flipping experience into advice to my clients. The result? Many of them make way more money on their home sale then they would have had they not followed my advice. And not merely advice. There is hardly a home that I have sold that I have not personally rolled up my sleeves and cleaned, painted, or caulked! While nowadays I try not to do as much physical labor, I will still do things to help a client save money and get their house looking the best it can with the least amount of money out of their pockets. I also manage the work that needs to be done when hiring contractors. Sometimes my contractors will agree to be paid at closing. I'll relate my favorite example. A client received a $340k cash offer for their property. It needed a lot of work, mainly paint, new flooring, and windows. Plus, the second floor deck was falling off the house! It needed a thorough cleaning, and the kitchen and bathroom desperately needed remodeling, but they had no money. I found contractors who agreed to wait until closing to be paid, and I rolled up my sleeves and worked side by side with them, saving my client thousands. They wound up selling their home for $440k. The total cost of all remodeling was $30,000, paid after closing, and they walked away with $70,000 more in their pocket than they would have with the "as is" offer! I can't guarantee that I will be doing that much work for every client, but when something needs to be done, and the clients are willing, I will go above and beyond EVERY TIME. Buying and selling a home can be very stressful. My goal is to make it as easy on you as possible. Today, I’m grateful to be helping people in the Northern Denver Metro area buy and sell homes not just at the best prices, but the top-notch, lasting-service you deserve.

Should you wait for rates to fall before buying?

Everyone’s waiting for the housing market to crash… 👀
But that’s not what I’m seeing at all.

Things are shifting. Slower. More balanced. More opportunity (if you know how to move in it).

The buyers and sellers who understand this market? They’re the ones winning right now.

Curious what that looks like for you? Let’s talk—no pressure, ever.
