JUST WHAT WE THOUGHT!

Why housing construction can’t grow
at current demand levels
What's happening: The U.S. Census Bureau reported that housing starts fell to a seasonally adjusted annual rate of 1.465 million in April, with single-family starts down to 930,000. Builders are managing 121,000 completed homes for sale as demand stays flat, limiting incentives to expand construction in 2026.

Why this matters: While new home sales are still at elevated levels compared to pre-pandemic days, they’re not growing. The number of completed units for sale has stayed relatively high, meaning there is too much unsold supply for builders to commit to many more projects.

The easy market rewarded timing.

This market rewards skill.

The agents and investors who win next won’t be the fastest.

They’ll be the ones paying attention.

Watch inventory.
Watch affordability.
Watch distress.

The shift usually starts quietly.

— Coach Roxanne

📊 Just in - Housing Market Report

Mortgage rates just dropped again.

✔ Buyers are reappearing
✔ Inventory is rising
✔ Prices are softening
✔ Foreclosure activity is climbing

This is not chaos.
This is a reset.

And resets reward people who move early.

If you wait for the headlines to say “now is the time”…
The opportunity may already be gone.

Serious agents. Serious investors. Serious winners.
They watch the data first.

SOMETHINGS "BREWING"

Sellers no longer deterred by lock-in effect, study finds more than a third of sellers have mortgage rates below 5%, yet still plan to list their homes this spring, according to a survey.

MORTGAGE RATES
Mortgage rates at lowest in three spring purchase seasons
The 30-year fixed is still over 20 basis points higher than its February bottom, but fell 7 basis points this past week on Iran peace hopes, Freddie Mac said.

Cliffnotes – Living in Colorado Live

Metro Denver apartment rents flattened in Q1 2026 after declining for three years.
Average rent: $1,758/month, slightly up from last quarter but down $61 from a year ago.
Landlord concessions remain strong: 4–5 weeks free rent common.
Effective rents (after incentives) are down 8.6% year-over-year.
Vacancy remains elevated: 7.5% stabilized / 10.9% including new lease-ups.
New supply is still coming, helping keep renters in a stronger position.

Bottom Line:
Denver renters still have leverage as supply stays high and landlords compete for tenants.
