**Colorado Home Sales Fall Sharply!**

September home sales dropped 14.9% statewide, 18.7% across Denver Metro, and approximately 20% in Adams County.

But here's the interesting part: Inventory is also declining, while home prices remain relatively stable.

Fewer buyers, fewer sales, and more negotiating power for those still shopping.

Here's a fun one right here in Broomfield!

Our seller called us one day and said...

"Can you help me? I've sold my house!"

Well, that's not exactly how these conversations usually start!

Our response was, "Of course we can! But don't you mean you want us to help you sell your house?"

"Nope! I've already got an offer, but I don't know what to do with it... or where I'm going to go if I accept!"

Now THAT was a little different!

So we rolled up our sleeves, helped her navigate the offer, got her home officially under contract, and then tackled the next challenge... finding her a new place to call home!

And the good news? We've found her a beautiful home in The Falls subdivision, and we're working through the inspection today!

Sometimes real estate isn't about finding a buyer. Sometimes it's about helping someone figure out what comes next.

Home Sales Dip to Lowest Levels Since 2008

- Metro Denver recorded 2,849 closed sales in September, down 11.7% from August and 21.4% from September 2025.
- That's the fewest September closings in DMAR's records going back to 2008.
- Pending sales fell to 2,908, down 6.1% monthly and 13.4% annually.
- Active inventory reached 13,567 homes, the highest September inventory in 15 years.
- Detached median price: $635,000 — essentially flat from a year ago.
- Attached median price: $365,500 — down 6.3% year over year.
- Metro-wide inventory has reached 4.76 months, while attached housing is at a striking 7.21 months.
- Most September closings were contracted when mortgage rates were around 6.7%. Rates didn't reach approximately 7.5% until late September, meaning October and November closings should give us the better measurement of the rate shock.

Found Us! at The Burns Pub in Broomfield!
Kathie and I stopped by The Burns Pub near Rocky Mountain Metropolitan Airport and grabbed a table outside on the patio. We may have ended up with the best view in the house, looking out over the city.
Kathie had the pastrami with their hand-cut fries, and I had the Shepherd's Pie special made with beef instead of lamb. I've had their traditional version too, and I love them both. And we definitely agree on the hand-cut fries they're awesome.
Burns is just a really unique little pub. If you're into wh**ky or bourbon, you need to check out their collection. They have an incredible selection and just about anything and everything for someone who appreciates bourbon.
And if Julia is working, ask for her. She's amazing and has been there forever.
The pub is connected to the Hilltop Inn, which has us curious. We may have to come back one night, stay at the inn, have dinner at Burns and turn the whole thing into another Found Us!

Inflation is putting new pressure on interest rates — and that matters for the housing market.

August inflation came in at 3.4% year over year, and markets are now expecting the Federal Reserve to raise rates at its upcoming meeting. At the same time, the 10-year Treasury has been trading near 5%, putting additional pressure on mortgage rates.

For sellers, buyers are becoming increasingly payment-sensitive, making accurate pricing more important.

For buyers, higher rates hurt affordability — but growing inventory can create opportunities to negotiate price reductions, seller concessions and rate buydowns.

The housing market isn’t stopping. It’s changing. Understanding what the numbers mean is more important than simply watching the headlines.
