Here is the National Housing Snapshot for existing home sales in January that was recently released from the National Association of Realtors® (NAR) -

Existing home sales decreased 8.4% from December to a seasonally adjusted annual rate of 3.91 million. Sales declined 4.4% year-over-year.

The median home sales price rose 0.9% from January 2025 to $396,800. This is the 31st consecutive month of year-over-year price increases.

The inventory of unsold existing homes was relatively flat from last month and last year. There were 1.22 million homes for sale which was 0.8% less than December and 3.4% more than last year

Here are the highlights and below is the Market Report for the week ending March 15th that was recently released from Bright MLS (Multiple Listing Service) for the Mid-Atlantic Region -

New listings finally head higher. There were 6,779 new listings which is 1.9% greater than last year and the 1st year-over-year increase in 6 weeks. Philadelphia metro, Washington D.C. metro and Southern Maryland were the only subregions where new listings were below last year.

Contracts slow into spring. At 5,357 new purchase contracts, this spring is starting much slower than 2025. Compared to a year ago, contracts are down 3.1% overall. This is the 3rd week in a row with a year-over-year decrease. Contract activity does vary across subregions with metros like Washington D.C. posting gains and the Philadelphia metro seeing strong declines.

Price growth is stalling. The median list price for the week was $444,900 which is a 1.0% decrease from 2025. With supply greater than last year, the median list price has been back and forth in gains and decreases for the last month

A Little Bit of Information About Me

For 19 years, I grew up and went to school in Carroll County. After graduating from Villa Julie College (now Stevenson University), I moved to Ocean City for the summer. Before I knew it, 9 years had passed and I was still there! During this time, I worked on building a proficient Real Estate career by learning the business one step at a time. In 2002, my life took a different direction and brought me back to Carroll County. I continue to feel fortunate to be able to keep expanding my real estate career in a place I call home.

I began my full-time Real Estate career in 1994 as an Office Associate for O'Conor, Piper Flynn (now Coldwell Banker Residential Brokerage) in the Ocean City and Ocean Pines areas. I earned my Real Estate License in 1996 and worked as a Licensed Personal Assistant for a few years. I am a full-time Realtor representing Buyers, Sellers, Landlords and Tenants throughout each step of the transaction. Whether you’re Buying or Renting your dream home, or Selling or Leasing your present one, I’m here to guide you from start to finish. I understand how challenging and exciting Real Estate can be - my goal is to make things easier for you.

I am a member of the Local (CCR - Carroll County Realtors), State (MAR - Maryland Realtors) and National Association of Realtors (NAR), the BRIGHT Multiple Listing Service (MLS) and was a Lifetime Member of the Carroll County Million Dollar Real Estate Professionals. I hold the ABR (Accredited Buyer Representative) designation, the CLA (Certified Leasing Agent) certification, the GRI (Graduate of the Realtors' Institute) designation, the PSA (Certified Pricing Strategy Advisor) certification, the SRS (Seller Representative Specialist) designation, the SSRS (Short Sale Resolution Specialist) designation, am MD Workforce Housing Certified and was one of the first Realtors to have earned this certification. Only a small percentage of Real Estate Agents hold these designations and certifications.

In December 2018, I was #1 for the Coldwell Banker Residential Brokerage Carroll County Regional Office's Top Individual Agents based on new listings and #4 for the Top Individual Agents based on sales. For 2018 as a whole, I was #2 for the Carroll County Regional Office's Top Individual Agents based on new listings and #4 for the Top Individual Agents based on sales. In August 2019, after 26 years with Coldwell Banker, I took a leap and joined Berkshire Hathaway Homesale Realty in Westminster, MD. I’m very excited to see what new successes being with a different real estate company will bring!
