Relief for Homebuyers: New Law Ends Unwanted Mortgage Calls

Good news for homebuyers: a new federal law is set to put an end to the flood of unwanted calls and texts that often follow a mortgage application. Known as the Homebuyers Privacy Protection Act, and taking effect March 5, 2026, the law targets “trigger leads,” a practice where credit bureaus sell your information to other lenders after a credit check. This change means buyers can move forward with one of the biggest financial decisions of their lives without the stress, confusion, and pressure of unsolicited offers, creating a more private, streamlined, and respectful homebuying experience.

Mortgage Rate Milestone: 30 Year Fixed Drops Below 6%

Good news for buyers. According to National Association of REALTORS (NAR Realtor® News), the 30-year fixed-rate mortgage averaged 5.98% this week — the lowest level in three-and-a-half years. NAR’s Principal Economist, Nadia Evangelou, called this a major psychological and financial milestone, noting that seeing rates back in the 5% range can be a real confidence trigger for buyers who have been waiting on the sidelines. On a $400,000 home, today’s rates translate to an estimated monthly payment of about $1,910 — roughly $2,000 in annual savings compared to last year. Freddie Mac Chief Economist Sam Khater also noted that lower rates combined with improving inventory could help drive momentum as we head into the spring market.
