Northglenn keeps adding everyday reasons to love living here 👏

Foss Swim School leased 8,500 sq. ft. at 450 E. 120th Ave., Suite A1, for lessons ages 6 months+ (about 30 employees). DRVN Training Co. leased 5,254 sq. ft. at 11450 Cherokee St., A4/A5, offering personal training, HYROX conditioning and nutrition coaching.

For North Metro families, that can mean more convenient everyday services, but amenities are only one part of a move.

Considering Northglenn, Thornton, Westminster or Broomfield? Team Seibel Homes can help you weigh neighborhoods by budget, commute and timeline. Call 720-743-9599 (calls only; no texts) or visit brandonseibel.kw.com.

Details, timelines, approvals and tenant mixes can change; verify with businesses and the City of Northglenn. Development news isn't a promise of home value or an investment guarantee. Planning/nearby amenities don't guarantee values; verify ordinance status and hearing dates with relevant cities. For Broomfield, verify with the City and County of Broomfield. Not legal, tax, investment or financial advice.

Broomfield Town Square just hit a real milestone, and it points in the other direction from more construction.

On Oct. 13, Broomfield City Council unanimously approved Resolution No. 2026-133, issuing a formal "notice to show cause" to the property owners and developer (Broomfield Town Square Alliance) asking why the project's Site Development Plan should not be revoked.

The background: the city approved the Site Development Plan on Sept. 12, 2023. Broomfield's municipal code gives the owner three years to get building permits issued for construction consistent with that plan, and that window ended Sept. 12, 2026. According to the city's own memo, no building permits of any kind have been issued for the project, and engineering plans remain under review with significant outstanding comments.

What happens next, per the resolution: a Land Use Review Commission public hearing on Oct. 26, 2026 at 6 p.m. in the Broomfield Council Chambers (recommendation only, not a final decision), then a City Council hearing to be scheduled, where the final call gets made. The property owners and developer get to be heard at both hearings.

One more layer worth knowing: the Site Development Plan and the 2019 Redevelopment and Reimbursement Agreement are separate things. Even if the plan is revoked, the agreement stays in place, and a new site plan consistent with the approved PUD would need to come forward. The vision was roughly 39 acres near 120th and Main: three mixed-use residential buildings, a market hall in the former Safeway, an expanded park pond, beach, boathouse and public restrooms.

If you live near 120th and Main, watch the Oct. 26 hearing and check the city's Broomfield Town Square page for updates; hearing dates can move.

If you own a home in that part of Broomfield, this matters to your quality-of-life math, but planning and development outcomes don't guarantee current or future home values or investment returns. Approvals, timelines and project details can change, and this process isn't finished. Verify current status directly with the City and County of Broomfield. Neighborhood fit depends on your budget, commute and timeline. This is community education, not legal, tax, investment or financial advice.

Section 36 is a Northglenn planning update, not a housing announcement.

For Denver Metro buyers, sellers, homeowners and relocating neighbors, including Thornton, Westminster and Broomfield: Section 36 sits just north of Northglenn’s main boundaries. It’s one of the city’s last vacant areas and includes the Northglenn Wastewater Treatment Plant. The 2023 Comprehensive Plan named it one of 11 “Areas of Focus.” The plan guides land use, transportation and infrastructure for sustainability, public safety and economic opportunity.

Constraints include the treatment plant, oil and gas (fracking), a development agreement restricting residential use, and emergency-response needs. The draft Preferred Land Use Plan favors light/flex industrial uses: to add jobs, diversify tax revenue, limit conflicts with public facilities, and consider nearby neighborhoods and traffic. Feedback is being gathered. Takeaway: draft, not approved or built; jobs-focused, not a new housing neighborhood.

Ask Becky Smith, Planning Director (303.450.8741; [email protected]), if the draft and survey are still open. Verify status, documents and comment opportunities with Northglenn; Broomfield details with the City and County of Broomfield.

Planning, development and nearby amenities don’t guarantee current or future home values or investment returns. Approvals, uses, timelines and details can change. Fit depends on budget, commute and timeline. Not legal, tax, investment or financial advice.

Relocating to the north Denver metro? Start with how you actually live, not just the listing photos.

Thornton and Northglenn offer established streets, I-25 access, the 120th Avenue business corridor, growing employment areas along I-25, and RTD’s N Line connecting Union Station with Commerce City, Thornton, and Northglenn. Westminster can be a strong fit for US 36 access, open space, and Big Dry Creek Trail. Broomfield brings Interlocken, FlatIron Crossing, Baseline-area employment, newer construction in the northeast, and access to Colorado 7 and E-470. Rocky Mountain Metropolitan Airport supports general and corporate aviation, while DIA is east.

Compare Carpenter Park, Big Dry Creek Trail, and Westminster’s open-space network. Then drive your finalists at rush hour and on a weekend, and time your actual commute.

Our best advice? Pick two or three areas, not ten. Get pre-approved before you drive or fly in for tours.

At Main St. & W. 120th, Town Square is a roughly 39-acre mixed-use infill project, one of Broomfield’s four “Developing Places.”

Approved plans allow up to 471 apartments + 12 townhomes in phase one, roughly 63,590 sq ft of commercial space and a former Safeway market hall. Future phases could reach about 643 homes, up to 187,000 sq ft of commercial space and a potential 175-room hotel. Plans include an enlarged lake, trails, gathering areas, plaza, beach and boathouse.

For buyers and sellers in Broomfield, Westminster, Thornton and Northglenn, weigh lifestyle alongside budget, commute and timeline.

The timeline has shifted; the developer withdrew its extension request in June 2026, and status may evolve. Development news isn’t a promise of home values or an investment guarantee; timelines, approvals and tenant mixes can change. Planning and nearby amenities don’t guarantee property values. Verify current status, ordinances and hearing dates with the City and County of Broomfield. Fit depends on budget, commute and timeline. Not legal, tax, investment or financial advice.

Denver Metro’s September market brought a meaningful shift, and more balance for local buyers and sellers.

Closed sales fell about 21.4% year over year, marking the fewest September closings since 2008. With roughly 13,567 active listings and 4.76 months of inventory, buyers have more choice and more time to make thoughtful decisions.

Homes sold for about 98.45% of list price after a median 32 days. In plain English: there is real room to negotiate, but this is not a fire sale. Well-priced, well-prepared homes are still selling in roughly a month.

Price-reduced listings increased about 4.65% month over month, with typical reductions near 4%. With mortgage rates hovering near 7%, buyers remain payment-sensitive, making seller concessions and thoughtful rate planning especially important.

The takeaway? Buyers have leverage and time. Sellers who price with the market and prepare their homes still win.

Lowest September sales since 2008-and that headline needs context.

DMAR’s September 2026 report shows 2,849 metro closed sales, down 21.39% year over year, alongside 13,567 active residential listings and 4.76 months of inventory. Fewer closings point to a volume slowdown: rate-sensitive buyers have stepped back.

That’s different from 2008’s credit crisis of bad loans, little equity and foreclosures. Prices haven’t broadly collapsed; sellers are adjusting with price cuts rather than losing their homes.

Buyers have more choice and leverage. Sellers who price honestly and prepare well are still selling. In Thornton, Westminster, Broomfield and the north metro, a local strategy matters more than a scary headline. Brandon Seibel and Team Seibel Homes at Keller Williams Preferred Realty are here to help you make sense of the market.

Market data is approximate and changes; this isn’t an appraisal or promise of results. Not legal, tax, investment or financial advice. Planning efforts and nearby amenities don’t guarantee property values; verify ordinance status and hearing dates with the relevant cities.

Fall clean-up season is here, Thornton, and the city makes it pretty easy to do it right. 🍂

Yard waste, grass clippings, and food scraps can go to the city's compost drop-off (just no plastic bags, please). And if you're freshening up beds or patching the lawn, Thornton residents can pick up free mulch Monday through Friday, 6 a.m. to 5 p.m. at 8651 Colorado Blvd. It's inside the gate, immediately to the right: one truckload per resident, hand shoveling only.

One more thing while you're outside: Thornton is still under Stage 1 drought restrictions, so check the current watering rules before you run the sprinklers. Fall is also the perfect time to hunt down leaks and get the irrigation system blown out before the first hard freeze. Small habits that pay off on your water bill next spring.

Clean yard, healthier landscape, no surprise water bill. That's a good fall.

10/21/2026

A familiar steakhouse may be joining Thornton's Larkridge, but a development-plan decision isn't a construction start or an opening date.

The City of Thornton's Oct. 16 notice covers the development plan for an approximately 8,000-square-foot Texas Roadhouse at 16589 Washington Street, near the southwest corner of Washington Street and Colorado Highway 7 within Larkridge Shopping Center. The application came in from Proof Civil on April 27, 2026, and city staff found the plan meets Chapter 18 of the Thornton City Code. The decision was anticipated to be final on or after Oct. 15, and no public hearing is associated with this item.

What that means: the plan-level approval is a real milestone, but building permits, construction and an opening date are still ahead, and none of that timing is confirmed yet.

For buyers weighing everyday convenience, a national sit-down dining name joining Larkridge's mix is one more everyday option near home. That said, nearby amenities and planning efforts don't guarantee property values or investment returns, and an approved plan doesn't guarantee construction timing or an opening.

Verify the project's current status directly with the City of Thornton; the notice lists project planner [email protected] for questions. Details, approvals, timelines and tenant mixes can change. Neighborhood fit depends on your budget, commute and timeline. This is community education, not legal, tax, investment or financial advice.
