::: APPRAISERS ARE SCARY:::
For a long time, I have heard that appraisers are perceived as intimidating or scary. I never fully understood why until I considered it from the other side. Appraisers significantly impact transactions, have financial implications, and can be seen as authority figures. The perceived lack of transparency and communication can induce stress and anxiety.
This perception is partly self-inflicted, as we have been conditioned to be reclusive and avoid discussing assignments. In short, appraisers are bound by a confidentiality clause regarding assignments and their results, except with the client or a governing body. This contributes to the perception of a lack of transparency. Where some appraisers fail is in explaining this clearly rather than simply stating, "You're not my client." A more straightforward and empathetic explanation would go a long way.
My defense for the appraisal community is that we are strictly prohibited from discussing the appraisal or assignment results under any circumstances. However, I cannot defend the manner in which some appraisers respond. I have heard stories of appraisers becoming defensive, yelling at callers, or failing to communicate altogether. Personally, I always take calls and handle them with the required professionalism, courtesy, and an understanding that the person seeking an update has been left out of the loop.
An appraiser should always communicate how to resolve an issue if it is beyond their ability to handle without violating guidelines. Appraisers operate under strict guidelines with almost no gray areas, which makes many of us fearful of communicating anything.
