Many buyers don’t realize this until after they move in 👇�Property taxes on new construction can cause your mortgage payment to jump a year or two after purchase.

Step one: ✅Always ensure your Realtor is present on your very first tour of the property or community. This is essential

Here are the DOs and DON’Ts to protect yourself:

✅ DOs

✅ Do understand how new construction is taxed�At closing, property taxes are often based on the land value only or an incomplete assessment. Once the home is finished and reassessed, taxes may go up.

✅ Do ask what the FULL assessed value will likely be�Ask your lender what taxes typically look like after reassessment in that area.

✅ Do budget for a higher future payment�Your mortgage payment may increase when your lender updates your escrow account to reflect higher taxes. Plan for this before it happens.

✅ Do review your escrow statements annually�This helps you spot upcoming increases early and avoid surprises.
