Something you would want to know:

In April the median price for a single family home in Boston and surrounding areas reached $1,032,500. The median price for homes last months in our area rose over 4% compared to the same time last year.
April's median sales price is an all time high for the region, nearly 3% higher than the previous record-breaker. This also suggests that the coming summer's home bying season
may see even higher peaks.
Inventory is still low - the number of single-family homes on the market in April slipped about 5.5% from the same time last year. Still an improvement from March, when inventory dropped 13.4% from the same period last year.
However, more properties are starting to come on the market , a trend which seems to continue. The market tends to pick up in the spring and continue into the summer selling season.

SOMETHING YOU MAY WANT TO KNOW:

The Massachusetts median singe family home price averaged $638,000 in 2025, an increase of 3.7% year over year.
As far as the single family home market is concerned, the expectation is a 10% to 12% increase compared with recent years. A balanced market has an approximately 4-6 months inventory which is still much lower in most areas, making this a slightly easier but still competitive market.
Mortgage rate vary in +- 6% range although the current political situation warrants watching!
Buyers are increasingly using larger down payments and resort to financial help from families .
Fully underwritten pre-approvals are necessary to compete.
Metrowest is one of the more competitive and expensive suburban markets. However, a shifting from a frenzied seller's market to a more balanced market with slower price growth and more inventory has been observed.
