I have to say that working rentals nowadays is very interesting and kind of sad, because there are a lot of people desperate to find a home to live in. Unfortunately, landlords only have to chose for one of the families that apply as soon as they see the property on the market.
As an advise for agents, please send the package always complete with credit report, background and proof of income.
As an advise for renters: get a realtor who advise you with everything you need to apply, and try not to offer lees than the asking price because there are more people looking for the same property and you would have to bid it.
