For single-family homes, we’re seeing an average sale price of $846,000, which is a healthy +3.3% change. While homes are spending an average of 70 days on market (+33.3%), this isn’t necessarily a bad sign. It means buyers have a little more time to make informed decisions. The list-to-sale price ratio is at 90%, indicating that competitive offers are still crucial.

Now, let’s look at condos, with an average sale price of $326,000. We’ve seen a -5.8% change here, which could present some fantastic opportunities for those looking to get into the market at a more accessible price point.

Inventory-wise, we have 8.8 months of inventory for single-family homes, and 16,790 active listings overall (+21.2% change). This increase in inventory gives buyers more choices, which is always a plus!

Here’s the exciting news: We’re hearing positive whispers about interest rates potentially coming down soon! This is a game-changer! Lower interest rates mean increased buying power and more affordable monthly payments.
