⚠️ IMPORTANT UPDATE FOR HOME SELLERS ⚠️

A new federal rule took effect March 1, 2026 — and many sellers are already being caught off guard.

If you’re selling a home to a buyer that is either and entity or a trust through an all-cash or non-financed deal, you are now required to disclose personal information to federal authorities. For the first time ever, sellers face this obligation — not just buyers.

Our General Counsel Geoffrey Sherman was quoted in Homes.com on what this means in practice:

“It’s requiring us as a title company to collect a lot more information, not only from the buyer, but also the seller.”

Here’s what to expect at your next closing:
✅ Additional disclosure paperwork
✅ Disclosure of beneficial owner info (names, addresses, SSNs)
✅ The information goes to the U.S. Treasury for anti-money laundering purposes — it is NOT made public
✅ Added compliance costs of approximately $500–$1,000 per transaction
✅ Increased impact in South Florida, where cash deals are especially common
