🏡💰 **What does “CASH ONLY BUYERS” really mean?**

When you see **“Cash Only”** in a listing, don’t automatically assume the seller simply *prefers* a cash buyer.

🚨 It can mean something much more important:

**The property may not qualify for traditional mortgage financing.**

This is usually more than your typical “fixer-upper.” The home may have issues such as:

🔨 Significant structural problems
🚧 Open walls or unfinished construction
🏚️ Conditions that make the home uninhabitable
⚠️ Major repairs that need to be completed before a lender will approve financing

Why does this matter?

If you’re planning to use a **conventional, FHA or VA loan**, the property may not meet the lender’s requirements — meaning you might not be able to get a mortgage on it in its current condition.

So when you see **CASH ONLY**, don’t just think:

💭 *“The seller wants a cash buyer.”*

Think:

💭 **“Can this property actually be financed?”**

That distinction can save you a LOT of time — and potentially a lot of money. 💰

Before you fall in love with a property, make sure you understand **why it’s cash only** and whether your financing will work.

🏡 **Real estate is full of details that matter. Knowing what to look for before you make an offer matters even more.**

🏡 **Selling your home isn’t just about selling your home.**

When I meet with sellers, we don’t just talk about how I’m going to market the property, price it, and get it sold.

We talk about **what comes next.**

Where are you going?
What’s the goal?
Are you buying another home?
Are you buying before you sell — or selling before you buy?
What does the timing need to look like?

If my clients are selling and purchasing at the same time, we create a **road map** for both sides of the transaction so they know what to expect before we ever hit the market. 🗺️

And sometimes that means navigating **two different states.**

For example, if you’re selling in **Connecticut and purchasing in New York**, it’s important to understand that even though CT and NY share a border, the real estate process isn’t exactly the same.

⏰ Timelines can be different.
📋 Procedures can be different.
✍️ The way certain parts of the transaction are handled can be different.

I want my clients to understand those differences **before** they’re under contract — not when they’re already in the middle of it.

We also look at the numbers:

💰 What could you realistically net from your sale?
🏡 What does that net mean for your next purchase?
📍 What does your target purchase price actually buy you in the area you’re considering?
🔄 How do we coordinate the sale and purchase so the transition makes sense?

Because putting your house on the market is only **one piece of the puzzle.**

**The goal isn’t simply to sell your house. The goal is to successfully get you where you want to go next.**

That’s why I believe the planning should start **before** you hit the market. 💚
