Wow! This is a big move… the end of private listings??

Connecticut Gov. Ned Lamont signed a law May 27 requiring residential properties of up to four units to be publicly marketed on a multiple listing service or publicly accessible platform, effectively banning pocket listings unless a seller explicitly opts out. The law takes effect Oct. 1 and threatens real estate professionals with fines of up to $5,000 or license suspension for violations.

The lack of inventory has many contributing factors, and capital gains is one of them… time to revisit this outdated limit and get more people moving

A 30-year-old federal tax rule may be contributing to the nation's housing shortage by discouraging millions of homeowners from selling. The capital gains exemption, last updated in 1997, allows sellers to exclude up to $250,000 in profit if single or $500,000 if married, but home prices have more than tripled since then.
